Excellent company and customer service!

On April 9th, I received a call from Titus. He stated that he would be at my house at approximately 0900, he showed up about 0915, at the same time, my bank called me and advised that the other company had attempted to remove the funds for the cancelled barn. Titus backed the barn into… Read more “Excellent company and customer service!”

Storage Shed FAQs

In Montana, permit requirements are determined by your specific city or county office. While the state is known for its "Live and Let Live" attitude, local jurisdictions have specific thresholds:

  • The "200 Square Foot" Rule: Many Montana counties allow sheds under 200 square feet (e.g., a 10x20) without a structural building permit.
  • Zoning & Setbacks: Even if a permit isn't required, you must follow zoning laws. This includes "setbacks" (how many feet the shed must be from your property line) and height restrictions.
  • City vs. County: If you live within city limits (like Missoula, Billings, or Bozeman), rules are significantly stricter than in rural areas.

Pro Tip: Always contact your local planning office first. At Montana Structures, we can often provide the specs and drawings you need to make the permit process a breeze.

For most 2026 homeowners, buying a prefab shed is more cost-effective than DIY construction. While a weekend project sounds affordable, the "hidden costs" of building your own often outweigh the savings.

  • Material Costs: DIYers pay retail prices at big-box stores. We use wholesale bulk pricing on high-quality materials and pass those savings directly to you.
  • Construction Time: A DIY build can eat up 3–6 weekends. A Montana Structures unit is delivered and set in a single day.
  • Craftsmanship: DIY quality varies by skill level. Our buildings feature proven Amish and Mennonite craftsmanship for long-term durability.
  • Resale Value: A "homemade" shed often has low resale value. A certified Griffin Creek build is a recognized asset on your property.

Our "Built to Order" process allows you to customize colors and trim to match your home perfectly, without the stress of sourcing your own lumber and shingles.

While it varies, the most common threshold for a "no-permit" shed in the Northwest is 120 to 200 square feet.

  • Small (Up to 120 sq. ft.): Almost always permit-free.
  • Medium (121–200 sq. ft.): Often exempt from building permits but may require a simple "zoning permit."
  • Large (200+ sq. ft.): Likely requires a full permit, especially if you plan to add electricity or plumbing for a Turn-Key Cabin.

A 20x20 structure (400 square feet) is a significant investment. In 2026, the average cost to build a shed of this size ranges from $8,000 to $30,000+.

Factors Influencing Price:

  1. Foundation: A simple gravel pad vs. a concrete slab.
  2. Exterior: Standard T1-11 siding vs. premium metal or Dutch lap.
  3. Finish Level: A "Shell" (unfinished interior) vs. a "Turn-Key" (insulated, wired, and ready for move-in).
  4. Customization: Adding extra windows, reinforced floors for a Portable Garage, or specialized roofing.
